Overview:
Irish Creek was hired to demise a 265,570 SF existing box building and complete a Tenant Fit Out and a Spec Office for Ownership on respective sides of the building. Irish Creek was brought in during concept budgeting stages and provided complete Design Services, including Architecture, MEP & Structural Engineering, as well as Code Review prior to submitting to the local Municipality for building permit. Upon Construction commencement, Offices, Breakroom, Restrooms and Demising Wall were constructed while the building was partially occupied by the Tenant, allowing them to begin some business processes. Main utilities coming into the building were also demised to provide separate billing for each tenant side. Irish Creek worked with both Ownership and Tenant to choose products and finishes, and combined with competitive bidding for subcontractors and vendors from both the local surrounding areas and Reading, PA to provide the most cost effective project possible, allowing for a cost savings of 15% from original budget to remain unbilled to Ownership.
